How an assignment works
1. The original buyerBought from the builder and hasn’t closed yet. They “assign” their agreement to you.
2. Builder consentMost builders must approve the assignment and charge a fee. Check the agreement first.
3. What you payThe original price, a payment to the seller for their deposit and any increase in value, and the builder’s fees.
4. Taxes and closingHST rules, land transfer tax and closing adjustments are different from a resale. Use a lawyer who does assignments.
